More like 75%. Those cap rates would just be for the properties that are actually leased. My guess is that vacancy on commercial-industrial will go to 25-30% before all is said and done. Most REITs will go bust. ZERO. Just like the homebuilders. The whole real estate industrial complex will have to be recapitalized over the next 5-10 years. There's just no there there. Am I bearish on RE? I couldn't be more bearish on any sector of anything at any time. The whole thing was the product of and end result of the greatest ponzi scheme in history- the Credit Bubble.
