Re Housing bubble, Australia.

 

Friends working as RE agents in Sydney say, "you have to speak mandarin to find buyers, and speak English to find sellers".

 

And you find them. 

 

Older Australians are selling, at prices comparable to **40 years of wages**, for one single family home.

 

Younger Australians renting, sharing with 4 roommates in a two room apartment.

 

Often young Shanghainese couples buying .. and paying similar per-square-meter prices as they would in Shanghai.

 

Retail shops in some areas being bought, and left vacant.

 

Approx 1.3M Australian citizens own property they don't live in (6.5% of the population).

 

There are tax breaks here that allow the deduction of mortgage interest against income unrelated to the property investment -- so long as you don't live in it.

 

Buy a home to live in, and you pay income tax, then pay the interest bill with post-tax money.

It will all end in tears...looked what happened  to real estate in the north of Western Australia after the mining boom ended...gotta have the $ even if it's an interest only mortgage. 

 

Quite a number of investment property owners have done private rental deals just to find their properties trashed by drug growers...beware the 6 months rent-in-advance offers..

All Ords fluffed up a touch after a rumour that BHP may demerge  petroleum assets..  The index finished +0.8% led by Miners +2.5% and Materials +2.1%.  IT was the only down sector, -0.2%.

Over in Asia, China -0.5%, Hong Kong flat, Japan +0.7%, India currently -0.3%.

The eight ball finally caught up with me. 11 hour delay on the train home on Saturday night stuck behind a broken down CSX freight. Amtrak should just shut down its long haul trains where they don't own the track. It's a joke.  I got home at 4 AM Sunday instead of 5 PM on Saturday.  

 

It will take me a few days  to dig out.
